Start with the complete cost
A model home and a promotional payment make a strong first impression. Before deciding, ask for the price and details of the particular home you would purchase. A lot premium, design choices, HOA charges, taxes, insurance, and financing terms can change the picture.
Compare two homes using the same down payment and a realistic estimate of taxes, insurance, mortgage insurance, and HOA dues. Ask a lender to show the Loan Estimate for each financing option. Its estimated cash to close and monthly payment help make the offers easier to compare.
Four questions to take to the sales office
- What is included in this exact home? Request the written list of appliances, window specifications, flooring, fixtures, and any options shown in the model but excluded from the price.
- What does the incentive require? Ask whether a credit or rate offer requires the builder’s preferred lender or title provider, whether it is available on this address, and when it expires. Compare a Loan Estimate from another lender under similar assumptions.
- What happens before closing? Ask about the deposit, construction or completion schedule, inspection opportunities, closing date, and how changes or delays are handled in the contract.
- What does the warranty actually cover? Get the written warranty, claim procedure, exclusions, and start dates. Warranty coverage is specific to the builder and home.
Explore assistance and efficiency with care
Some qualified buyers may have access to down payment or closing cost assistance. Eligibility, available funding, and program terms change. Florida Housing’s buyer resources are a starting point; ask a participating lender about your specific eligibility.
New homes may include efficient equipment or impact-rated openings, but those features and their financial effect vary. Check the actual specifications, energy certification if one is claimed, and an insurance quote for the particular address. Do not assume a fixed monthly saving based on the model alone.
Make the introduction before your visit
Builder registration and referral rules can matter. If you want Paul involved, contact him before you visit or submit information directly to a builder. He can explain what he knows about the process for the community you are considering, then help you organize the written details for a clearer comparison.
